D-Day

Licensed Real estate agents in NSW have their own D-day fast approaching….and the day is 23rd March 2021.

For the Allies in Western Europe, D-Day was prefix to the  codename for Operation Overlord. The battle began on June 6, 1944 when some 156,000 American, British and Canadian forces landed on five beaches along a 50-mile stretch of the heavily fortified coast of France’s Normandy region with the “D” simply representing the coming of the “Day” that would represent the mark in time that would change the world.

Our real estate “D-Day” may not change the history of the free world but if you miss this important mark in time…then this could be your major real estate defeat.

So why all the concern.? Haven’t heard the news.? Been too busy listing and selling to keep up with the changes.? (That’s great…but as Judge Judy says “Listen up”…and mark the day in your diary).

Major changes came into effect on 23/3/2020 with the way agents needed to gain and keep their real estate licenses…and March 23/3/2021 marks the day in which any “grandfathering” clauses will cease. (see my blog 1/7/2020 and in particular…the last paragraph)

The nuts and bolts of it are very simple. Class 1 licenses are the “top of the tree”. Want to own and operate your own real estate business? Then a Class 1 is what you will need. If you are a Class 2 agent…and want to upgrade to a Class 1 agent without further Diploma study then 23/3/2021 is the deadline for lodging your application with Fair Trading. Miss this date and you will need to undertake a full Diploma course to move to a Class 1 license. That’s time, money and resources you may not have if a new business opportunity pops up post 23rd March.

If you’re a Class 2 and would like to move to a Class 1 then email me straight away and I can show you what you need to do. Some other conditions apply but I can let you know immediately what you will have to do.

Other changes include the ceasing of the grandfathering arrangement in which an “old” license or “Certificate of Registration” could be simply “reinstated” for those agents wanting to come back into the industry after a period of absence. Again, 23/3/2021 is its deadline as well.

….and Licensee’s in charge had better make sure all Licensed agents (Class 1 and Class 2) and Certificate of Registration holders under their supervision have completed their CPD requirements for the new CPD year. (23/3/2020 to 23/3/2021)….remembering that Licensed agents and Certificate of registration holders have different requirements for the past year (20/21). Fair Trading will be auditing and will need to see evidence of completion of CPD so be fair warned.
